Lovett Sales & Lettings are looking for a full-time Property Maintenance Manager to join our market leading Lettings Team within their St Neots-based Estate Agency, in Cambridgeshire. The role presents a great long-term opportunity within a fast-paced, market-leading, family-run independent Estate Agency.
The successful candidate will be responsible for co-ordinating the maintenance and repairs across our managed rental portfolio, for our landlord clients. You will be the key point of contact for landlord and tenant when it comes to resolving maintenance issues, taking ownership of repair jobs until work is completed. The key functions of the role will be to liaise between tenant, contractor and landlord – maintaining high levels of communication throughout.
Primary tasks of the role
- Undertake the and co-ordination of all property maintenance issues across your portfolio, within a timely manner
- Being the liaison between contractors, landlords and tenants to resolve repairs, reactive and proactive maintenance, refurbishments and occasional landlord property insurance claims
- Ensuring any outstanding / pending maintenance jobs are chased on a regular basis, and that progress updates on repairs issues are communicated regularly to tenant and landlord
- Working closely with our Property Inspector and Inventory Clerk to progress any maintenance issues highlighted from their reporting
- Management of your appointments using online CRM system (Street.co.uk)
- Providing landlords with sound advice in relation to the upkeep of their properties and suggested improvements where necessary
- Maintaining the highest standards of service to both tenant and landlord from the beginning to end of each tenancy.
Skills and experience required
The ideal candidate will be an excellent communicator, first and foremost. You will be solution-orientated, with strong organisational skills and a can-do attitude to problem solving. You will ideally have prior experience in property lettings, but this is not essential.
You must be IT literate (we use MS Office and our CRM system on a daily basis), with a good standard of spoken and written English. Effective communication is THE most crucial skill in this role – as well as the ability to pick up the phone and problem solve if required.
Strong people-skills are essential, with the ability to mediate, co-ordinate and resolve day to day issues in a polite and positive manner dealing with landlords and tenants. The successful candidate will also be expected to work proactively with a pool of local maintenance contractors including plumbers, electricians, decorators, etc.
A full UK driving licence is essential – access to a pool car will be provided during work hours.
Salary
£27,000 to £30,000 basic salary based on experience, plus a quarterly performance bonus.
The role is based at our offices on the Market Square, St Neots.
Our working hours are Monday to Friday 9am to 5.30pm, and the occasional Saturday on a rota basis -roughly one Saturday every 8-12 weeks. A day off is given in lieu for each Saturday worked.
