Maintenance Manager JOB DESCRIPTION Job Title:Maintenance Manager Benefit Package Job type: Full Time, Permanent role. We are currently seeking a dynamic Facilities Manager to join our team This is a luxury retirement community and you will be responsible for the planned and reactive maintenance of all units and communal areas.
The individual will be a lone worker initially with a view to having an assistant when the building is 50% occupied. Does not need to be a qualified plumber or electrician but must know what they are doing in terms of PPMs etc
This is brand new team and you will have the opportunity to make your impact on how we do things Key Responsibilities and Accountabilities: Overseeing planned and reactive interior and exterior maintenance, ensuring adherence to company standards. Coordinating community events and manage daily/weekly tasks related to bins and bin yards. Conducting regular inspections of facilities and equipment, implementing strategies for customer satisfaction. Communicating with department heads on preventative maintenance and adhere to applicable laws and regulations.
Maintain up-to-date records for mechanical, electrical, and structural aspects of the building. Execute weekly/monthly/quarterly statutory checks/tests. Ensure safe access to public areas and appropriate lighting. Manage snow and ice removal, reduce potential hazards, and enforce emergency procedures. Stimulate awareness of health and safety among employees. Oversee 3rd party contractors on-site, ensuring adherence to policies and reporting any issues immediately. Conduct stock home inspections, assist with pre-move-in snagging checks, and contribute to weekly defect calls. Manage tools and workshop responsibly. Complete work orders within SLAs, inform new residents of available services, and maintain a professional attitude toward residents.
The Candidate: 3 years' experience in maintenance, M&E, or fabric engineering. Previous experience in hospitals, care, leisure, or hotel background is desirable. would suit an electrician with experience in HVAC, BMS, fire security, waste management, health and safety, and PPM. IT literate with excellent communication and administration skills. Highly organized with the ability to prioritize. Confident driver with a full clean UK driver's license. Line management experience preferred but not essential.Shift patterns will be generally Monday Friday 8am 4.30pm with shift patterns subject to change according to business requirements.
