Maintenance Engineers are fundamental to safe and efficient estate management. You will be responsible for carrying out general maintenance tasks including household electrical, basic plumbing, joinery, and light building tasks. You will be asked to ensure health and safety and building compliance, remaining vigilant to emerging hazards and estate defects and with the confidence to escalate concerns where necessary.
You will be trade qualified (or working towards) NVQ Level 3 with a basic working knowledge of IT systems.
Key tasks and Responsibilities
· To support the Maintenance Department to ensure compliance with all regulations and legislative responsibilities associated with the estate e.g., Legionella, Asbestos, Fire Safety etc.
· To ensure health and safety checks including fire alarm testing, legionella flushing, emergency light testing, and site safety/security checks are carried out to schedule, maintaining the safety and welfare of members of the public and staff.
· To carry out a preventative, planned maintenance program and undertake routine inspections of the premises, fixtures, fittings, utility meters, and grounds.
· To carry out repairs, maintenance, improvement works, external housekeeping and inspections to ensure the general upkeep and maintenance of the premises.
· To act as a contact for contractors attending site, ensuring they are fully aware of attendance procedures, that they will follow full H&S procedures/risk assessments and permits to work are issued where required.
· To ensure keys, access cards and access codes/fobs are signed out and recovered according to procedures, to maintain security of buildings.
· To undertake any other duties as may reasonably be required as part of the facilities and maintenance service.
· Carry out general maintenance tasks and basic repairs including household electrical, plumbing, joinery and building tasks within capability and competence
· Work on a shift basis any 5 days out of 7 covering Bank Holidays and weekends
· Maintain accurate and comprehensive maintenance requests and completed work records
· Practice safe systems of work
· Advise on the supply and quality of items required to carry out maintenance tasks
